Neighborhood Restrictions
- Each lot shall be used for residential purposes only.
- Dwellings shall contain at least 1320 sq ft.
- No commercial business shall be operated in any home or building located on any property.
- No lot or tract shall have any inoperable vehicles, campers, boats, etc.
- No noxious or offensive behavior or activity shall be tolerated in the division. No one may be an annoyance or nuisance to the division.
- No temporary structure (trailer, tent, basement, shack, garage, barn, etc.) shall be used as a residence for any amount of time.
- No signs permitted, except for a “For sale” sign, only permitted on the owner’s lot. The owners of the property may use signage to advertise the lots and division anywhere on their properties.
- No animals, livestock or poultry of any kind shall be raised, bred or kept on the lot except for dogs, cats or any household pets, provided they are not kept for commercial breeding purposes.
- No lot shall be used as a dumping ground for rubbish, trash, garbage or other waste. All personal trash shall be kept in sanitary containers. All containers will be kept in clean condition.
- All lots shall be seeded and strawed once a home is put on the lot. New and existing grass shall not exceed 6″ in height.
- All ditches on lots are to be maintained at all times by the owner of the tract. When paving begins, any lot disturbed by the owner of the lot will bear the expense to bring it into compliance with county road dept specs.
- All modular and manufactured homes will be placed on a permanent foundation i.e. full slab or basement.
